To invest through PropTory FrancOwn, follow these steps:

  1. Registration and KYC:
    • Register on the PropTory FrancOwn Platform.
    • Complete KYC formalities.
    • Verify and link your personal bank account on the PropTory FrancOwn Platform. Multiple bank accounts can be linked as long as they belong to you, not to friends or family.
  2. 3-in-1 Account Setup:
    • Obtain a Unique User ID & Trading Account.
    • Create a Virtual Bank Wallet.
    • Create a Virtual SQFT Wallet.
  3. Funding Your Wallet:
    • Pre-fund your Virtual Bank Wallet with the desired investment amount.
  4. Investment Opportunities:
    • Review Property Investment opportunities listed on the platform.
    • Follow a simple, online, paper-light process to invest. For more details, see the Terms of Use.

PropTory FrancOwn offers Property Investment opportunities in three stages:

  • Stage 1: Private Opportunity (PO)
  • Stage 2: First SQFT Opportunity (FSO)
  • Stage 3: PropToryTrade

Private Opportunity is the earliest stage to invest. The total number of investors is capped at 200 per opportunity, on a first-come, first-served basis. There’s a minimum investment amount required.

Investment Breakdown:

  1. 20%: Subscribes to the partnership interest of the SPV (Special Purpose Vehicle), making you a part-owner of the SPV.
  2. 80%: Subscribes to the loan raised by the SPV. This loan is converted into smaller units called PropToryONE.SQFT, credited to your Virtual SQFT Wallet.

PropToryONE.SQFT can be transferred/sold digitally to other users on the PropTory FrancOwn Platform only. For more details, refer to the Terms of Use.

During the Private Opportunity stage, you can place an Expression of Interest (EOI) to invest.

  1. Submit EOI:
    • Pay 10% Earnest Money upfront.
  2. Further Investment:
    • If there’s sufficient interest, pay the remaining 90%.
    • If there’s insufficient interest, your 10% Earnest Money is refunded.
    • If you fail to pay the remaining amount on time after sufficient interest is shown, your 10% Earnest Money is forfeited.

You have a 7-day free-look period after placing your EOI to cancel without forfeiture. For more details, see the Terms of Use.

First SQFT Opportunity (FSO) is for those who missed the Private Opportunity or have budget constraints.

Process:

  1. Watch for announcements on the PropTory FrancOwn Platform.
  2. Review investment details.
  3. Pre-fund your wallet.
  4. FSO Details:
    • Start & End Date.
    • Price Band.
    • Allotment Date.
    • Refund Date.
    • Listing Date for trading PropToryONE.SQFT.

The minimum investment is 1 PropToryONE.SQFT (~₹10,000). For more details, refer to the Terms of Use.

If you miss the Private Opportunity and FSO, you can still invest through PropToryTrade by trading PropToryONE.SQFT with other users.

For existing holders:

  • List your PropToryONE.SQFT for sale.
  • Buy more from other users.

Documents and Legalities

Documents Required:

  • Pre-investment: Accept Terms of Use, execute EOI.
  • Private Opportunity: LLP deed, loan agreement for PropToryONE.SQFT, investment-related documents.
  • FSO and PropToryTrade: Purchase agreement for PropToryONE.SQFT transfer, other investment-related documents.

  • 1.0% transaction fee for trading PropToryONE.SQFT.
  • 1.0% fee for partnership right transfers, waived for the first transfer for early investors. Additional fees include asset management, third-party operator, and master property management fees borne by the SPV.
